We take the price you paid and apply the cumulative change for your area since your purchase year. It’s a fast, data-backed ballpark - not a formal appraisal of your specific home.

How accurate is this estimate?
It’s a data-backed ballpark, not an appraisal. We apply the average price change for your ZIP code (or your state, if your ZIP isn’t individually tracked) to the price you paid. Your specific home may have changed more or less than the local average depending on its condition, upgrades, and exact location.
What data is this based on?
The FHFA House Price Index (ZIP-code-level annual series), a free public dataset from the Federal Housing Finance Agency. It measures repeat sales and appraisals on mortgages backed by Fannie Mae and Freddie Mac, going back to 2000 for most areas.
Why isn’t my exact ZIP covered?
Some ZIP codes have too few transactions to publish a reliable index. When that happens, we automatically fall back to your state-level index so you still get a meaningful estimate - and the result will tell you when it’s using the statewide figure.
